    Being an Out of State Landlord

    Being a landlord presents its own set of challenges and difficulties to a property owner. A landlord is faced with difficulties concerning finding tenants, determining the fees for rent, and maintaining a property without hovering over it. While these difficulties are challenging to any landlord, things are worse when the landlord lives in a different city or, even worse, in a different state.

    A landlord living in a different city than his or her rental property is faced with the challenges of trying to maintain order at the apartment or home without actually being able to drive by once a month to check up on things. In addition, what was a decent rent to charge when the landlord lived in the city may now be grossly under or overpriced. Without being in the city, the landlord is often unlikely to realize this lost income since he or she doesn’t necessarily pay attention to the cost of rent all the time.

    Finding tenants presents another problem. It is frequently very difficult for a landlord that lives out of the state or city to be there to meet with potential tenants to fill the house or apartment. Meeting a tenant is very important before handing over the keys and this is frequently just not possible.

    For these reasons and more, out of state and out of town landlords frequently rely on leasing agents and property management companies. The management companies set rent, find tenants, and make sure that the property is maintained, all for a nominal fee.
