What to Expect at Closing
The last step in buying a home is the closing process. For many buyers, the closing process is the culmination of weeks, months, or even years of search, negotiation, and application. By the time buyers reach the closing table, they have typically completed everything they need to do to buy the home and are ready to get their keys and move in.
It is important for buyers to realize that the home buying process is not complete until they finalize everything at closing. This means that prospective buyers should be fully prepared for the closing process and should be aware of what to expect.
The Closing Process
The following are usually performed at closing:
- Finalization of loan paperwork and explanation of the amortization table to the homebuyer
- Assignment of the title and deed to the new buyer
- Signing of HOA documentation (if required)
- Payment of any closing costs and other money that is to be exchanged
- Transfer of keys to the new homebuyer
Prospective buyers should be sure to bring their driver’s license or other government-issued forms of identification to the closing. They should also be sure to bring along spouses or other individuals who may be included on the loan documentation. This includes any co-signers or individuals who may be needed to sign important paperwork.
