Hancock is a smaller neighborhood bounded by IH-35 on the east, Duval Street on the west, 45th to the north, and Dean Keeton to the south. Located in central Austin, Hancock is popular with a diverse crowd, including students and young families; the neighborhood's location places it conveniently close to retail outlets, recreational facilities, and a major Austin thoroughfare, as well as Concordia University and the University of Texas at Austin campuses.

The Hancock neighborhood has a long history in Austin, stretching back decades. Many of the area's homes, apartments, and condominiums date back to an era when Hancock was considered a highly fashionable place to live. As a result, the neighborhood real estate is far from the cookie-cutter appearance of many modern developments; instead, the Hancock area exudes a vintage charm which makes for a great residential atmosphere.

Established over a century ago, the 9-hole, par 35 Hancock Golf Course is the oldest golf course in Austin. Situated on Red River between 38th and 41st, the course is fairly challenging, despite its short length. The natural rolling contours of the land make the course entertaining for beginners and experienced golfers alike.

Perhaps the biggest benefit to living in Hancock is its great location. Boosted by proximity to the University, as well as the convenient UT shuttle stops, Hancock contains a large student population, particularly in the apartment and condo complexes scattered along Red River Street. Also nearby is the Hancock Shopping Center, a large plaza with an H-E-B, Sears, Radioshack, and Hollywood Video, as well as popular restaurants such as Pei Wei's.
