Fixing a severely damaged roof, unfortunately, will not bring you this sort of return. While a home may have a lot of other repairs that need to be done, try and find a home with a fairly in-tact roof.
A damaged foundation is another one of the most expensive things that you might have to fix on a house, so the fewer cracks and problems in a foundation, the better. Similar to problems with a roof, money that you spend repairing the foundation of a house will add little to no value to the home, and will therefore not yield a good return on your investment.
Finally, you will want to check all of the faucets in the house to make sure that they are working. Additionally, you will want to check the water pressure in the showers and sinks, especially when you are running water from multiple sources at the same time. In some old homes, water pressure will only be sufficient in one location at a time, which can be problematic. Replacing the plumbing system in a house can be incredibly expensive, and once again, will add little to the value of the home.
