Master Planned Community
Master planned communities are distinguished form typical subdivisions by the tremendous number of amenities and conveniences they offer as well as the enormous land area the community encompasses. Master planned communities, unlike subdivisions, will incorporate extensive recreational facilities like lakes, golf courses, pools, and expansive parks with bike paths and jogging trails throughout. While a subdivision may offer a smaller park or recreation area, it will still be much smaller than a master planned community.
When a master planned community is created, it frequently has shopping centers and other retail amenities built into it from the beginning. There is frequently space for a grocery store and other necessities within the complex. This makes master planned communities almost completely self contained. Sometimes they may even include a school.
Master planned communities and larger subdivisions are alike in that they both feature a number of builders offering new homes. This is due to the sheer size of the project being undertaken. To combat the size, a group of builders will join together and develop specific sections of the community. The multi-developer concept allows for a wide variety of building styles, house floor plans, lot sizes, landscaping, and price options. Overall, the multi-builder development allows something for everyone.
The sections developed by a builder frequently have different Codes, Covenants, and Restrictions (CC&Rs) than a section developed by a different builder. This is an effort to maintain the quality and overall standards of the community.
