What is a Subdivision?
In Texas, it is not uncommon for a developer to go into an area and purchase what was a large ranch or farm in order to build houses and create a neighborhood. When a developer does this, he or she is creating a subdivision, or neighborhood.
A subdivision, like its name implies, involves dividing a single piece of property into smaller, separate pieces of land known as lots, usually to sell individually and allow for future development. Developers buy the single large farm with all of its acreage first. They then map out the property with proposed roads and lots. Once the roads and lots have been cut in, as well as sewer lines and electricity, the developer can begin building houses on the individual lots.
Subdivisions are like neighborhoods in that the residents all live in a similar geographic location and share some common features, like all of the homes being built within a relatively short period of time and in similar styles. Neighborhoods are more likely to be found in areas that have zoning, while subdivisions often exist in areas without zoning.
Subdivisions generally offer a variety of amenities, such as pools, tennis courts, and recreational facilities that are all designed to get an individual to buy a house there instead of at the subdivision down the highway. The subdivision will frequently have a homeowner’s association in place to create rules for the residents and organize committees for its upkeep and the enjoyment of all residents.
