Our most recent lease listing received 2 full price applications in only 1 day on the market.  Our client recently purchased a new condo in the Tarrytown area and had her other property listed for sale for over 200 days with another real estate firm.  After having little luck selling her home, she decided to hire The Carvajal Group to lease out her property.  As I just mentioned the home leased immediately to a very wonderful set of tenants for more than she expected to get in rental income.  She no longer has to be worried with the burden of the unsold condo and can actually sit back and build real wealth with her new rental income.

You see, the Austin real estate market has more than weathered the storm when compared to other parts of the country.  But weathering the storm does not mean that sells are setting records and that there has never been a better time to list property.  “Weathered the storm” means that there has been excellent job growth in our city creating a stronger sales market but more importantly a record setting lease market.  As occupancy rates continue to rise in Austin, Texas our rental rates continue to set records due to low supply and increasing demand.  The strong rental market has given property owners another option thus keeping prices stable.

Because of our high tech industry, many in Generation Y, are choosing Austin as their home.  These consumers saw their parents lose money on real estate in other parts of the country and are unwilling to put down roots; they value their freedom.  These consumers are highly educated with good paying, stable jobs and have disposable income that they are willing to spend on a nice place to live.  They highly value lifestyle.

Investing in real estate is about capitalizing on the market trends.  Buying low and selling high is the name of the game, but when rents are setting records, offering your property for lease is not a bad strategy while you wait for better days.
