Brentwood Real Estate
Brentwood is a wedge-shaped tract of land bounded by Lamar Boulevard and Burnet Road to the east and west, respectively, and Justin Lane and 45th Street to the north and south, respectively. Originally cotton farmland, Brentwood was annexed by the City of Austin in the early 1950s. Brentwood Elementary School and the Brentwood park were among the first developments to be established in the area. Today, Brentwood is a modern, diverse neighborhood with great benefits for students, commuters, and families alike.Brentwood real estate saw a sudden jump in value after jet flightpaths were diverted away from the area as a result of Austin-Bergstrom International Airport replacing the Robert Mueller Municipal Airport. Homeowners flocked to Brentwood, eager to take advantage of its proximity to many of Austin's most prominent features.
Both the University of Texas at Austin campus and the UT-affiliated J.J. Pickle Research Campus, home to several cutting-edge research programs, are only about a 15-minute drive away from Brentwood. Downtown Austin and major employers are also very close; the majority of Brentwood residents report commute times of about 17 to 18 minutes. Convenient location is one of Brentwood real estate's biggest draws.
Residents of Brentwood generally enjoy a fairly high standard of living. Brentwood Park covers approximately 9 acres of land and includes soccer fields, tennis courts, a playground, and a pool. Plans to build a neighborhood dog park are currently under discussion. For other entertainment options, residents can visit one of the area's many well-known and storied bars and restaurants, including Threadgills (once a favorite hangout of Janis Joplin), La Victoria Bakery, and Top Notch. The Brentwood Farmer's Market and Crestview Village are also great places to browse away an afternoon.
Other facilities of note located inside the Brentwood neighborhood include the Texas Department of Health, the Texas Commission for the Blind, the Austin Community Gardens, and, of course, an array of excellent public and private schools.
