Getting a home inspection is a crucial part of your search for a new home. Gutters and Downspouts
Gutters and downspouts help divert water away from your roof and away from the foundation of your home. If these become clogged or damaged in some way, your home may be at risk for water damage. You will want to make sure that the gutters and downspouts are free of all debris, and that the downspouts are properly diverting water away from the house (at least three or four feet).Grading
Improper grading is also a common cause of flooding, especially in basements. You will want to make sure that the grading of the yard is sloping away from the house, and not towards it.Shingles / Chimney Problems
If the roof is missing any shingles, or if any shingles are loose, you can assume that the roof is in need of some repairs. You should also check for cracks or discoloration in the shingles to make sure that they are not too old or worn out.Also, check for cracks in the roof as well as the flashings around your chimney for any cracks that could allow water to leak into the attic / home.
Gas Leaks
In many homes that have gas appliances (ie. dryers, stoves, hot-water tanks), the gas valves on these appliances can begin to leak-a very dangerous situation, as gas leaks can lead to fires and explosions.Check to see if you can smell gas coming from any of the appliances and if so, contact the gas company immediately.
