Selling a Home: Things to Do to Increase Value
When people sell their home, they typically try to fix it up and make it as perfect as possible before a sale. Many people choose to include new carpeting or re-finished wood floors. What they don't realize is that there are a few key rooms to improve that will greatly increase a home's value.The kitchen is, quite possibly, the most important room in the house for value. Making sure that the countertops and cabinets are up to date with the latest trends can almost guarantee that the home will bring in more than it would otherwise. The biggest reason for this is that people do not want to go through the process of renovating their kitchen. It is time consuming, messy, and difficult to live through as the kitchen is typically a very important room in any house.
The next most important room is the bathroom. A house's bathrooms should also be current, keeping up with new trends. This does not mean that a person needs to completely gut their entire house but ensuring that lighting fixtures and faucets look current can be a big help. The same reasoning applies to the bathroom that applies to the kitchen. People really just don't want to live through the remodeling process.
For the rest of the house, applying a fresh coat of paint to the walls in a neutral color will make the rooms look cleaner and brighter. Even if the same color is used, the walls will just look that much nicer with a fresh coat of paint on them.
